Timelines range on high-end interior design projects in the San Francisco Bay Area and depend largely on scope and whether construction is a part of the overall project. At Niche Interiors, straightforward furnishings projects take between 6-10 months to complete. Whole home renovations typically span anywhere from 18 months – 3 years, with schedules determined by each town’s permitting process and the complexity of the project. Ground-up new construction tends to fall in the 3-5 year range.

At Niche Interiors we use a cost per square foot metric to determine the furniture budget range for each project. This number is calculated based on recent projects and current furniture pricing, reflecting a mix of bespoke pieces and furniture from trade-only design showrooms with a small amount of retail mixed in. This budget addresses all of the furniture, area rugs, wall treatments, window treatments, decorative lighting and accessories in a home. An average Niche Interiors project falls in $250 – 350 per square foot range.

If you are building a custom home be aware that construction budgets have a huge variance. For high-end Bay Area homes expect to start at $1,200 per square foot and go as high as $3,000 per square foot. The site conditions, location of the project and architectural design all play a part in this number, along with the general contractor selection.
