Phase 1: Discovery
Each full-service interior design project begins with a deep understanding of how our clients live, entertain, and envision their homes. Through questionnaires, conversations and visual exploration we uncover the details that shape their lifestyle and aesthetic.
Listening is the foundation of our process. By understanding each client’s preferences and needs early on, we streamline the design journey, reducing revisions and ensuring every decision feels intentional and personal. During discovery, we share curated visuals of interiors and engage in collaborative discussions to establish a clear direction before moving into design development.
Phase 2: Design Development
Known for precision and creativity in equal measure, we design interiors that feel cohesive and intentional.
Once a clear aesthetic vision is in place, our team refines floor plans and furniture layouts, providing multiple options for clients to evaluate how they want to best use each space. Our interior design team develops material palettes in tandem with furniture and fabric selection to create a cohesive vision that balances elegance with comfort.

Phase 3: Execution and Installation
Once orders have been approved, our project manager oversees production, tracks progress, and coordinates with local craftspeople to ensure every design detail is executed with care and precision.
All furnishings are inspected and stored in our San Francisco receiving warehouse until the project is ready for installation. For custom pieces, we conduct workroom visits and verify design details to maintain exceptional quality. In renovations and new construction, we collaborate closely with architects to ensure the interiors align seamlessly with the architectural vision. Regular site visits and weekly construction meetings keep communication open and schedules on track. In preparation for installation, our team assembles dimensioned furniture layouts, inventory lists, and room signage to ensure a smooth and efficient install.

How long does a full renovation take?
Whole home renovations can take anywhere between 15 months to 3 years depending on the size of the home and the specific location. Permitting processes and timing varies between each Bay Area town.
What is your average project size?
Niche Interiors takes on residential design projects ranging from 3,000 square feet to 20,000 square feet with an average project in the 6,000 – 10,000 square foot range. Our team is currently working on 5k sq ft and 8k sq ft homes in Hillsborough, a 4k sq ft home in the Sea Cliff neighborhood of San Francisco and a 12k sq ft home in Atherton.
What areas does Niche Interiors serve?
We serve three main regions in the Bay Area – San Francisco, the Peninsula and Wine Country; with completed projects as far North as Napa and Sonoma and as far South as Atherton, Hillsborough and Woodside. We design homes throughout the city of San Francisco – from high-end family residences in Presidio Heights, Pacific Heights, Sea Cliff and Noe Valley to pied-à-terres in Russian Hill and the Marina. Niche Interiors works with clients on projects ranging from 3,000 to 20,000 square feet across the Bay Area and Wine Country. During our initial consultation, we discuss budget parameters openly so every project is scoped appropriately. Our minimum furniture budget for new projects is $250,000.
We approach budgets in three categories – design fees, construction budget, and furnishings budget. Our designers start with a walk-through of a home and provide an estimated range for design fees based on past projects of similar sizes. For high-end residential interiors in the Bay Area you can expect the average cost per square foot for furnishings to fall between $250 – 400 per square foot depending on the clients taste and goals. The furniture budget includes all furniture pieces, area rugs, decorative lighting, window treatments and wall treatments throughout a home. We defer to general contractors on cost per square foot ranges for new construction and renovations as these numbers are constantly shifting.

How do you approach art and accessory sourcing?
Art and accessories are the finishing layer that transforms a designed room into a personal home. Jennifer draws on her education in fine art and art history to curate selections that reflect each client’s taste — whether they have an existing collection to incorporate or are beginning from scratch. Principal Designer Jennifer Jones is deeply engaged in the San Francisco art community, attending major fairs like FOG Fair and maintaining relationships with galleries and independent artists in the Bay Area and beyond.
How long should we expect for a furnishings project?
Often clients will ask for help re-designing their existing homes, focusing on new furniture selection, window treatments and decorative lighting. These projects typically take 6-10 months to complete from start to finish.
Do you have experience working on ground-up custom homes?
We have completed multiple ground-up residential projects in San Francisco, Napa and Palo Alto, as well as major renovations in Woodside, Hillsborough, Aptos, Russian Hill and Montecito. Our designers take pride in being organized and engaged team players, working closely with architects, general contractors, owners representatives and landscape architects to deliver a seamless experience for homeowners.
Do you work with architects and builders, or do we need to hire those separately?
Niche Interiors works alongside architects and general contractors — we do not provide architectural or construction services directly. We have longstanding collaborative relationships with many of San Francisco and the Peninsula’s leading architects and luxury home builders, and can make introductions when needed. For renovation and new construction projects, we join the team early to ensure that the interiors and architectural visions are developed in tandem.

Who will I be working with on your team?
One of the greatest strengths of being a boutique firm is the level of involvement that both our Principal Designer and Design Director have – both are deeply involved in every client project. You can expect to have regular communication from both Jennifer and Stephanie throughout a project, as well as Clare our Associate Interior Designer and Lexi our Junior Designer.

Full-service interior design covers everything from the initial discovery and concept development phase through to final installation – providing a turnkey experience for clients from start to finish. At Niche Interiors, this includes space planning, material and finish selection, custom furniture design, lighting specifications, window treatments, art and accessory curation, contractor coordination, and a fully managed installation day.

How do you handle custom furniture and one-of-a-kind pieces?
Custom furniture is central to many of our projects. We work with a curated network of skilled Bay Area craftspeople and furniture makers — including upholstery workrooms, custom woodworkers and metal fabricators. Each piece is designed to solve a design dilemma, whether it be a tight space for an eat-in kitchen banquette or an oversized room that demands a stately dining table to anchor the space. Our designers create CAD drawings and renderings for client approval before fabrication begins. We monitor progress, conducting workroom visits to verify design details and quality before final installation.
