Niche Interiors

Turnkey Interior Design | San Francisco Bay Area

A beautiful home requires more than great taste — it requires flawless execution. Niche Interiors provides end-to-end turnkey project management for luxury homes across the Bay Area, handling every detail from first concept through final installation so you never have to coordinate across vendors, contractors, or timelines alone.
What Turnkey Means Here

One Team. Every Detail. Zero Gaps.

Most clients working on a luxury renovation quickly discover how many moving parts are involved — designers, architects, builders, furniture vendors, trades, art consultants, specialty craftspeople. Without a single point of accountability, decisions stall, timelines slip, and costly mistakes compound. Our turnkey project management model solves this. From the initial discovery call through the day your home is installed Niche’s team manages the process — coordinating across every discipline, managing schedules and budgets, and holding the vision consistent from start to finish. This is especially valuable for busy founders and executives who want to be involved in key creative decisions but don’t have the bandwidth to be involved in every detail. We make design efficient without making it impersonal.

How a Turnkey Project Unfolds

Every project is different, but the structure is consistent: a clear sequence of phases with defined milestones, client checkpoints, and no surprises.

1
Phase One

Discovery & Scope

Weeks 1 – 2

We begin with an in-depth consultation — a walkthrough of your home, a conversation about how you live, and a review of your goals, budget, and timeline. From this we build a project brief and a realistic scope of work. This phase prevents costly misalignments before design work begins.

2
Phase Two

Design Development

Weeks 3 – 8

Our designers develop the overall aesthetic direction — space plans, material palettes, furniture layouts, and visual references. Photorealistic renderings help you see the vision clearly before anything is ordered. Once the concept is approved, we develop every room in detail — specifying furniture, fabrics, finishes, lighting, and custom pieces. You review and approve at structured milestones. Our project manager begins building the procurement schedule and coordinating with the architect and contractor.

3
Phase Three

Procurement & Production

Months 3 – 12+

Once furniture selections are finalized and the client approves a detailed furniture invoice purchase orders are placed and tracked across vendors. Custom pieces go into production — our designers visit workrooms, verify specifications, and ensure quality at every stage. All items are received into our local receiving warehouse, inspected, and held until the home is ready for installation. Lead times for luxury and custom furniture commonly run 12–18 weeks.

4
Phase Four

Construction Oversight

Ongoing through completion

For renovation and new construction projects, our team attends weekly site meetings, reviews construction progress, and coordinates between architects, builders, and trades. We catch conflicts early — before they become expensive — and keep the design intent consistent as construction decisions are made in the field.

5
Phase Five

Installation & Reveal

Final 1 – 2 weeks

Installation day is carefully choreographed. Every piece has a designated room and position. Furniture is placed, artwork is hung and the whole home is finished before you walk through the door. We do a final punch-list walkthrough together and return to address any open items within two weeks of completion.
